A furnace explosion at the Alderman Reilly’s office

March 20th, 2009 · No Comments · webfrost

Alderman Reilly’s Constituent Service Office Has Reopened

A furnace explosion occurred Wednesday morning at the River North office building where Alderman Reilly’s Constituent Office is located.  The building experienced significant damage, and as a result, Alderman Reilly’s Constituent Service Office located at 311 W. Superior Street was closed. The building has been deemed safe to enter, and the Constituent Service Office has reopened.

I really not sure what the furnace explosion means, but it must be quite scary:-)

2008 Sales award meeting in Chicago

March 20th, 2009 · No Comments · webfrost

I went to the 2008 Sales award meeting in Chicago. This event was help at the Safetel hotel at the 20 E Chestnut street. It was a big event and the interesting thing is there is a red carpet we all feel like we are the attendees for the Oscar event.

It is so encouraging to see that there are so many agents did so well last year. The plantium level is for people who sold 150-199 units within last year. I notice that Leila is in this group.

Our company has Azar been named for one of the top producers, she has been in the business for more than 30 years. I just need to keep up with the good work, then I will get the award one day!

STOP RENTING!!!
Buy your dream home at
The Park Shore Condominiums
TODAY!
Dear North Harbor Tower Resident,
Our family lived in North Harbor tower for two years before buying a condominium next door in
The Park Shore Condominiums.  We made this choice because we love the neighborhood, living
downtown, and being steps from EVERYTHING.  We plan to stay for a long time!  If you feel the
same about living in such a great area of Chicago, consider these benefits to buying a condo at
the Park Shore:
1)  First time home buyers recieve up to an $8000 tax incentive from the government.  You DO
NOT have to pay this money back!  Imagine what your tax return would look like with an extra
$8000 coming your way.
2)  Your rent is simply cash out of your pocket.  When you own, you are paying mortgage interest,
and also real estate taxes.  Both of these out of pocket expenses are tax deductable.  This means
that every April, you get to add a percentage of your monthly mortgage payments as a deduc-
tion.  More money in your pocket again!
3)  There is no better time to buy, and YOU KNOW IT!  Home prices are low, and the easiest way to
gain EQUITY in your home is to buy low and sell high.
Here is an example of monthly renting expense v. monthly buying expense:
1 Bedroom
Rent @ North
Harbor Tower
Mortgage @
Park Shore
1600 928
Assessments @
Park Shore
200
Monthly Taxes
(est.)
263
SAVINGS!!!
$209/mo.
*Savings based on estimated monthly expenses only and do not include tax benefits earned yearly.  Mortgage payments based on $168K
first lien loan at 5.25% with 30 year amortization.

If you have any questions, please do not hesitate
to contact me, Kristine Frost.  I am your neigh-
borhood agent, your neighbor, and your friend.  I
would be happy to help you with all your needs.

The most productive agent in my building

February 22nd, 2009 · No Comments · webfrost

I was just checking the most productive agent in my building right now. She has less than $1,700,000 sales last year, that is quite a bit, all of the sales are in my building. She was the one who helped convert this building in 1993, that helped her to build up a great clientele.  So even in a bad year like 2008, she is still productive! I have some interactive meetings with her lately when I was showing her unit or she was showing my unit. But we have not got a deal yet. However, I have started learning from her. The way she is talking to the client or the price point she is getting for the sale. I know that we are competitors but also I would like to have her as a good friend, hope we both could have enough closings this year. Our building is one of the best buildings in the new east side neighborhood in Chicago, it is called the Park Shore, it is right by the lake, very well maintained building, if you do not have the money to purchase the new buildings and you do not want to pay so much for your monthly assessment, then you should consider the Park Shore. It got all the best amenities including: ROOF TOP POOL, HEALTH CLUB, TENNIS COURT, ELEGANT LOBBY, STEPS FROM LAKEFRONT AND MILLENNIUM PARK. HOT NEW EASTSIDE NEIGHBORHOOD. It is also a PET FRIENDLY building, if you happen to see the biggest dog in the neighborhood, a black sheep, that is from our building. But please do not think our building is very messy, our lobby makes you feel like you live in a 5 stars hotel, I have two young kids, but never need to worry about the dogs.

River city showing tomorrow

February 19th, 2009 · No Comments · chicago

I have got a call today and this guy wants to rent a one bedroom unit at the river city. So tomorrow we are going there to see the place. This will be my first time to see the building although I have got lots of phone calls about it. The problem is this unit owner has got an contract going on right now, so just hope that my client would like the unit and the other offer would not go through and we could have a finalized price.

Do I go back to work in the finance area?

February 19th, 2009 · No Comments · webfrost

Since I have been in the real estate business for more than 1 and a half year now. All the news are depressing news, I had four closings last year which have been considered good. I do not know what to say, but right now when I am thinking to go back to do my old job. I am not sure if I will be able to qualify since I have left that area for over 1 and a half years. The market is so bad, I tried to e mail two of my old co workers and found out that one is on maternity leave and the other one’s e mail does not work. maybe she has been laid off? Let’s all pray that the bad time is going to go away soon and we will have some good time coming soon!

New listing appointment tomorrow

February 19th, 2009 · No Comments · webfrost

I have scheduled a new listing appointment tomorrow.  The client is one of my friends in the building, I was helping them last year to try to rent their unit out, but I had to go to China then I have passed the rental listing to a co worker, unfortunately my client mentioned that they were not happy with the new person. So they have canceled the listing while a I was in China. This time I will try to do a good job and hopefully he will agree with all the things that I am going to mention and then we could get it sold very fast!

I kissed a squirrel – and I liked it

January 31st, 2009 · No Comments · webfrost

I kissed a squirrel, and I like it.

Tastes just like Walnut bark strips.

I kissed a squirrel and I liked it..

and so on.

Do you think Katy Perry will perform my version?

__

Well it seems someone else had a similar idea, damn them.

http://www.youtube.com/watch?v=A-9kJ2iizgs

Magical bit of the other video:

Those squirrels they are so magical. Soft fur, small eyes, so kissable. Hard to resist, so touchable.

There are also “I kicked a squirrel” renditions on Youtube.

http://www.youtube.com/watch?v=TXDoSEGUjZA&feature=related

“Now I gotta to go and find it.” Haha “Us squirrels we are so magical, soft tails, no lips, so huggable. Hard to resist, so kickable. Too good to deny it”

OMG – “It smelled so wrong, I wanted to die” http://www.youtube.com/watch?v=bRzcl10U5k0

People have too much time on their hands.

Eric
